
This project includes 250 loft units above ground-floor retail. A large punched-out aperture at the bottom of the building acts as an urban gesture and provides the building with a grand entrance towards the city. A large vertical element in the center of the building acts as a seam for two different building skins.
Vehicular traffic proceeds from the street into a five-level aboveground parking structure that abuts the building. The parking structure is green to provide a visual distinction between the parking structure and the residences. The sixth level of the garage is an outdoor plaza for residents. To combat the sun, west and south facing façades are solid with punched openings. Large balconies provide further protection from the sun.
